Our villa benefits from a beautiful and spacious corner plot on a secluded 35 home, gated community. There is an
abundance of citrus trees surrounding the pool and side of the villa - please help yourself to the fruit in season. The villa itself benefits from two en-suite bathrooms and a third bathroom giving easy access from the
pool. With three double bedrooms, a twin and a sofa bed (with sprung mattress) the villa comfortably sleeps up to ten adults. Combined with a spacious living room, dining room and kitchen with breakfast nook, as well
as extended pool and decking our home offers the perfect base for a fantastic Florida vacation.
Built and furnished to the highest standard, this stunningly beautiful villa is situated within minutes of all major attractions, banks, 24hour supermarkets and golf courses. The villa also benefits from a secluded and tranquil setting in a private, gated community. The I4, Highway 192, International Drive with their bustling, lively atmosphere,
superb shopping and unsurpassed attractions are easily accessible. Disney's stunning Celebration development and all the magic of Walt Disney World are within 15 minutes. Universal is slightly further on but an easy drive up the I4. There are around 25 golf courses within a 30 - 40 minutes drive, not to
mention wonderful attractions further afield - Busch Gardens, Clearwater and Daytona Beach to name but a few.
The villa itself is decorated and furnished to a very high standard. All modern conveniences are, of course, supplied, including garbage disposal, washing machine, tumble dryer, dishwasher, microwave, cooker together with
coffee maker, mixer, etc. Internally the villa is equipped with cable TV, two televisions, audio entertainment centre and DVD player. Also supplied for your convenience and that home from home feel are a selection of beach
towels (for use by the pool), DVD's, CD's and books to read on those relaxing days spent sunning yourself on the deck.
Our wonderful pool is surrounded on two sides by a selection of citrus trees including naval orange, grapefruit and key lime. The trees and fruit are there for you to enjoy so if any are ripe during your stay please feel free
to pick them. The pool itself is extended and benefits from heating when necessary (at additional cost) and underwater lighting, together with extended deck for you to stretch out and relax on. Of course if the Florida
sun proves too much for you, you can always retreat to the comfort of the
huge lanai. The pool itself has a full range of patio furniture and pool toys. To the side of the villa is an area of grass which is available to our guests to utilise for a barbeque or games such as frisbee etc as you wish.

Reservation PolicyThe signing of the Booking Form by the party leader confirms the acceptance of the terms and conditions set out and shall be binding on the person(s) booking and intending to occupy the premises.
No parties of guests who are all under the age of 21 will be accepted. No pets accepted. For the comfort of guests our home is non-smoking, however smoking is permitted on the patio area - please use the ashtrays provided.
To ensure comfort, security and peace of mind our home is registered with the State Authorities and is in full compliance with all relevant legislation.
The villa is available for occupation from 1600 hrs, local time. Departure time is 1000 hrs unless otherwise agreed with the Management Company.
Fire alarms are situated around the entire villa; any tampering with these alarms will result in a deduction of $50 from your security bond.
All local, national and international telephone calls are FREE.
All bed linen and towels are provided for your needs.
Payment is accepted by cash, personal cheque or credit card via Paypal. No responsibility for payments lost in the post is accepted by the owner.
A non-refundable deposit of £100 or $150 is due within 7 days of your initial reservation, to be sent with the completed Booking Form. For payments made by personal cheque we will bank your payment and wait for clearance, following which we will send out a receipt and confirmation of booking.
A security deposit of £150 or $250 is required with you final payment. Please see below for details. Payment of the balance is due not less than 8 full weeks prior to your departure date. On receipt, banking and clearance of your parties final payment, we will send our your Arrival Pack.
Security/Breakages Bond
As stated above, a security deposit is required with your final payment. For UK bookings the security deposit can be paid in sterling prior to departure or in US dollars directly to the Management Company on arrival. Security deposit payments made by cheque will be held un-cashed and returned within 30 days of departure subject to clearance from our Management Company.
The client is held responsible for any damage or breakages that may be caused to the property, its contents and also for any items in the inventory during your stay. These damages include additional cleaning costs for spills, stains etc. The Management Company check the villa prior to your arrival and after your departure and will advise us of any faults.
We want our villa to remain clean, tidy and pleasant for each of our guests so please read and adhere to the following.

Cancellation PolicyIn the event of your needing to cancel the following conditions apply: 12 weeks or more prior to departure 20% of total charge, 8 - 12 weeks 50% of total charge, less that 8 weeks 100% of total charge.
