Reservation PolicyGeneral conditions

RATE INCLUDES

One week accommodation at the villa (check-in from Saturday to Saturday)

- Use of villa rooms, kitchen and kitchen utensils and its outdoor grounds, the pool (from May to October) and the barbeque facilities.

- Sheets and towels

- Water

- Final cleaning

- Parking

Additionally, when you arrive at the villa, you will receive a kit containing:

- Recommended travel route for the entire week

- List of must do & see sites

- List of recommended restaurants

- Attractions and tips

RATE DOES NOT INCLUDE

Housekeeping, change of sheets or towels during stay.
Use of electricity, heating or air conditioning – on-the-spot payment according to consumption.
Food and beverages.
Anything that is not included under the section "Rate Includes".

 PAYMENT
Customers will pay 35% of the transaction cost by credit card or bank transfer upon booking confirmation and the balance will be transferred up to 30 days prior to arrival.
You may pay by Credit Card (Mastercard, Visa, Diners and American Express), or bank transfer. We do not charge extra for credit card payments.
If the reservation is made within 30 days prior to arrival, the customers will pay for the entire transaction upon booking confirmation.
 MINIMUM RENTAL PERIOD - PRICES
The minimum rental period is generally one week, from Saturday to Saturday.
During low season, if requested, we may check the possibility of a shorter rental period, or arrival on another day.
 ARRIVAL AND DEPARTURE
Arrival between 5 p.m. and 8 p.m.
Departure: between 8 a.m. and 10 a.m.

 SECURITY DEPOSIT
When the keys are handed over to the clients, the security deposit of 1500 EUR, must be paid to the house keeping person in cash. Such amount will be refunded at the end of the holiday less any deduction made for damage caused to the property or for any additional costs such as air conditioning or heating.

 CLEANING
The properties will be handed over clean and tidy and in good working order. During the rental period, sheets and towels will not be changed nor will the villa be cleaned. (This service may be ordered at an extra charge), see section "Additional Services". The guests must leave the villa in the condition that they found it, with the exception of the need for reasonable cleaning, without causing any damage to the villa or to its content.
 NON SMOKING
Smoking is allowed only on the balconies, or outside the villa (smoking is prohibited on all other grounds of the villa, rooms, guest room, kitchen, etc.)
 AIR CONDITIONING (heating and air conditioning)
Payment for air conditioning: at the end of the rental period, according to consumption, to be transferred by customers to the maintenance man.
 EXTERNAL MAINTENANCE
The owner or house keeping, reserve the right to have free access to the property for essential maintenance purposes (garden, swimming-pool etc...).
 NUMBER OF GUESTS
The villa cannot accommodate a larger number of guests or a number of guests which differs from the number indicated on the order form. Any change in the number of travelers must be arranged in advance, and does not obligate us to confirm the change, once the original reservation was made and approved.
 RESPONSIBILITY
In the event of any problems, the guests undertake to do their utmost to resolve or minimise them in order to avoid any prejudices that could result. If the guests are unable to do this, they must immediately get in touch with a house keeping person tel……………….. or the owners tel………. .. If, for any reason beyond their control, including force majeur, the owners must cancel a confirmed booking, owners will reimburse the guests for the cost received for the rental period and any other reimbursements are excluded.


When you book with us, you accept responsibility for any damage or loss caused by you or any member of your party. Full payment for any such damage or loss must be paid directly at the time to the owner or to the house keeping person. If you fail to do so, you will be responsible for all the costs involved in legal proceedings.

 LAW AND JURISDICTION
In case of misunderstanding between the villa owners and the guests regarding a certain issue and resorting to legal proceedings, the hearing will take place in Sicily at the Messina District Court.

The order form must be filled out and faxed or emailed to us as an attachment. All items must be filled out.

Cancellation Policy CANCELLATION CHARGES
Customers must send reservation cancellations in writing, to the same email or fax to which the order form was sent.
In case of a booking cancellation, from the day of its confirmation and up to 75 days prior to arrival – 10% of the transaction cost (balance of the advance payment will be refunded to the customer).
Cancellation from 75 days prior and up to 30 days prior to arrival – 35% of the transaction (the advance payment that was paid).
Cancellation from 29 days prior and up to 15 days prior to arrival – 70% of the transaction (balance will be refunded to the customer).
Cancellation of less than 14 days prior to arrival – 100% of transaction.
If the payment balance (65% of the transaction) which is supposed to be paid up to 30 days prior to arrival, is not made, and/or will not be made on schedule, and despite the fact that a cancellation form was not sent in writing, the villa owners will be entitled to regard the case as a reservation cancellation.
